The RTS Link is worth understanding, but station proximity alone is not a buying decision. Consider the documented plans, the entire commute and the home itself, then assess whether the price, layout and holding costs fit your purpose.

Where the RTS Link stands

What the rail connection adds

LTA also describes a planned connection to the existing Thomson-East Coast Line at Woodlands North. For a buyer, the next question is how that fits the journey to the actual workplace. An additional connection can offer more choice, but its usefulness depends on the whole route.LTA

Departure-side clearance still involves immigration

The official arrangement is described as co-located Customs, Immigration and Quarantine facilities. Singapore's Ministry of Home Affairs explained on 5 May 2026 that passengers are intended to complete departure and arrival immigration clearance at the departure station before boarding, without repeating immigration clearance on arrival. The location of the process changes; the checks do not disappear. It would be misleading to interpret this as no immigration, no queues or an instant crossing.

Assess the commute from your front door

For someone working in Singapore, I would start with the journey to work rather than a project's distance label:

Home → walk, drop-off or feeder transport → station entrance and access → both countries' immigration clearance at departure → waiting and train journey → arrival → onward travel in Singapore → actual destination

This is a route to investigate, not a timetable. No walking, queueing or transfer durations are assumed.

Start by identifying the true origin. An apartment door, lobby, vehicle exit and development boundary are different points. A site may look close to a station without letting residents leave from the nearest edge.

Then examine the route itself. Are pavements continuous? Which roads must you cross? Is there shelter? If access passes through a mall, private land or a proposed connection, is it open and usable during your working hours? Straight-line distance cannot answer those questions.

If you need a lift or feeder service, check the actual pickup and drop-off points, waiting arrangements and costs. Continue the assessment beyond Woodlands North: transfers and the final leg to the office belong in the comparison too. Consider the return journey, especially if your working hours extend into the evening.

On a viewing visit, walk the parts currently open and record the gaps. Keep future connections separate from existing access, rather than counting them as convenience already available today.

The useful question is: How would I complete my everyday return journey from this particular home?

Put access alongside the property and its costs

Transport is one part of the decision. Compare it with:

Which routes are usable now, and which remain planned?

  1. Purchase price

Which unit and buyer category does the quotation cover, and do the upfront cash and approved financing fit your budget?

  1. Layout

Does the usable space suit the household, working habits and storage needs?

  1. Own-stay practicality

Would shopping, family routines and parking work beyond the cross-border commute?

  1. Holding cost

Can you budget for repayments, verified management charges and sinking fund, upkeep and other applicable expenses?

  1. Buying purpose

Are you buying to live, commute, rent out or combine uses? Which requirements matter most?

No project charges or loan amounts are assumed here. Obtain current information applicable to your circumstances from the developer, management, bank or relevant adviser.

Paying more for access can be a personal choice, but understand what the difference buys. A future connection should not distract from a layout limitation or an ongoing cost you would have to accept from ownership.

Convenience is not a guaranteed property return

Better connectivity can improve convenience and change how some buyers evaluate a location. It cannot, by itself, establish that a particular home will appreciate, attract tenants or achieve a return.

For own stay, ask whether you would still want to live there and carry the costs if prices did not rise as hoped. For investment, investigate the rental strategy, actual market evidence, the cost of vacancy and future supply. Station proximity cannot replace that work.

My preference is to understand the home and its costs before deciding how much weight to give the transport proposition. Access matters; the property must also suit the purpose of buying it.
